Do you need a Professional Sales Search (Comp Check)?
We do provide a "Sales Search" for $50.00 (payable at the time of request via credit card). The $50 fee will be applied to the price of an actual appraisal order on the same property if the appraisal order is placed online within 48 hours of the "Sales Search". The "Sales Search" will only provide a range of "Sales" in the subject neighborhood only, based on public record information available for the subject. ***The validity of the data search is very limited and subject to change since the subject property and the neighborhood have NOT been inspected by the appraiser. The search is referred to as a "Sales Search" until an appraisal assignment has been ordered and the property has been inspected by the appraiser. We research and provide extensive data on the appraisal assignments that we perform. After the property inspection the appraiser will determine which if any sales are actually comparable to the subejct property.
*Refunds. No Refunds will be issued once a "Sales Search" has been ordered.
Please Note: It is a violation of USPAP (Uniform Standards of Professional Appraisal Practice) for an appraiser to accept an appraisal assignment based on a predetermined value. Therefore in the event that the "Sales Search" turns into an appraisal order it is not subject to any predetermined value.
